Battleford West Properties offers Country Estates

Battleford West Properties is offering a unique opportunity to have large lot living near Battle River. Phase One of Country Estates is now under development and only ten lots will be released starting as low as $84,900.

Battleford West Properties purchased land for Battleford West in 2006 and broke ground on the Telegraph Heights in 2008, which is now fully built. Country Estates is tucked in the far west-end of Battleford West near Highway 4 and Sunset Boulevard sloping down toward Battle River.

Right now, Phase One is offering half-acre lots measuring 115 ft wide by 200 ft deep, compared to a typical city lot which could average 50ft by 100 ft deep. One acre lots measure 155 ft wide by 285 ft deep, both on well-appointed rectangular lots.

Phase One lots located on Sunset Boulevard and Telegraph Road are offered for possession in spring 2021. Put $1000 down now and only 10 per cent of the lot price is to be paid by October 23. On an $85,000 lot, a deposit could be as low as $8,500 with nothing to pay until Spring 2021.

The one of a kind community will offer paved roads, street lights, all utilities and Town of Battleford municipal services. Kupchanko says water and sewer services are set to be put in place this Fall. The remaining utilities, which includes a sub-base of roads in the Spring and each side of the new roads, will be lined with new pine and spruce trees.

There will be a restrictive covenant containing design guidelines registered on title of each lot. Covenants permit the site to be excusive to residential use. Design guidelines are not overly stringent where vinyl siding is not permitted and finishes and accessory buildings coordinate with the rest of the property.
