Developer planning parking lot for 110 Street site

There should be some new development on 110 Street across from the mini plazas in the near future.

As recommended by administration, North Battleford council approved a land sale at its meeting Monday night for vacant property at 741-110 St. that will be turned into a parking lot for the area. The parking lot must meet a number of conditions based on the regulations as outlined by the city’s planning dept.

Lesmeister Construction submitted an offer for the city’s full asking price of $18,295.

The new owner wanted to create the parking lot for some businesses at the plaza that need the extra space.

“The parking lot will mainly be used for the people who work in the three buildings to make room for their clients,” Rick Lesmeister of Lesmeister Construction Ltd. said in his letter to council.

The three small strip malls owned by Lesmeister Construction are located on the 700 block across from the site.

Mayor Ryan Bater said the owner would need to supply the city with a development permit before starting the project.

The city planner stated in his report the parking lot would need to be screened so it is out of view from neighbouring residences. The area is zoned as a light industrial district, for mixed use – residential and commercial – properties.

The planning department also requires a minimum landscape buffer of two metres on each side, to separate the project from any neighbouring residences.

Bater said individuals walking to the parking lot would need to adhere to the traffic bylaws for the area.

“There was some concern raised about people racing across 110 Street. We would expect people would use the crosswalk,” he said.

While council had issues about the parking lot proposal when the item was previously discussed, they ended up accepting the offer in light of administration’s recommendation.

“When the city sells land we prefer to see commercial developments on them. But [this is] something a little bit different. And, if it will help accommodate those businesses, then it will help,” Bater said of the project.
