Developer gifts property to town

The Town of Battleford had some property gifted to it at this week’s council meeting.

Battleford West Properties Ltd. offered the land to the municipality to take over as it was not using the property.

Town CAO Ash Alam said in his report the owner of company, Dean Kupchanko, proposed giving the roughly three-acre parcel of land to the Town of Battleford. It was noted the land in question is completely treed.

The total municipal tax for this property, which is zoned agricultural, is $755 per year, based on the 2022 tax year.

Alam said while the town will see a decrease in taxation revenue by taking over ownership of the property, the town’s asset value will increase by $15,000. There will be a minimal title transfer cost to the town of about $250 by accepting the gift from Battleford West Properties Ltd.

Administration recommended the town accept the property as a gift.

Alam said the company has no plans to move forward to develop that land in the future.

“I think it’s valid land,” he said. “It will not impact our taxpayers or any other expenses. So it’s ideal to take the land from the developer and keep it as an asset to the town.”

Council gave its approval for the town to accept the proposal and take over the land in question.

In response to Coun. David George’s inquiry if there will be any maintenance fee to look after the land, Alam said there will be no cost to the town as the area is wooded.
