More homes for Battleford subdivision

The project to add multi-unit homes in the Heritage Landing Crescent area in Battleford is entering the next stage of development and according to Mayor Ames Leslie, the subdivision of the property in the lots to change the focus.

“It was initially planned and approved for development, this was just a little bit of a change to include having multi-dwelling units,” he said of the four plex condo structures.

“We frankly know we need inside the community is more housing and council was just very grateful that our developer is looking to add this to our community.”

The report – which was presented at Monday’s meeting – recommended that four “Multi-Unit, Semi-Detached Residential Common Property located on Lot 34, Block 96, Plan 102135035, in the Battleford West Subdivision File: NB241684” be approved.

“The original development permit was approved for residential development, there was really no defined focus or what they were going to be,” Leslie said.

According to Wally Lorenz, owner and broker at Re-Max said there is a need for those types of homes.

“We have that kind of economy, and we have that type of income, we don’t have a lot of the upper end income in this community,” he said of the $300-450,000 bracket.

According to the application, the development by Do-All Holdings Ltd., wouldn’t interfere with other land uses or buildings already existing in the area and it “meets the OCP Bylaw and Zoning Bylaw in the R3-High Density Residential District.”

Lorenz explained the overall demand for affordable homes hasn’t changed and the broker said real estate agents are encouraging potential buyers to be pre-approved.

“Until you bring a property in that the bank can give you a final approval that they know what you’re buying and or what level of risk they want to take on that product because the banks do appraisals on everything,” he said.

According to Leslie, as the world comes out of the “perceived recession” and interest rates are starting to come down, now is the time to get some buildings up.

“We have a short fall, there is always people looking to maybe progress out of their homes into…more of these bungalow-style homes or even just starter homes for new families or new people to our communities,” he said.

“Having these types of options when we have a shortage of condos and apartments is always a nice addition to the community.”

Meanwhile what the broker said will really help change the market around is “vigorous economic development.”

“Then your housing will take off, but you need to have a strong economic development future projection of how you’re going to create those new jobs, create the new industries.”
