Town approves subdivision for new condo development

The town of Battleford will soon see some more housing options.

Town of Battleford council approved a proposed development for a four-unit bare-land condominium complex at its meeting Monday.

Do-All Holdings is building a four-unit residential “bare-land” condo on Heritage Landing Crescent. For land title issuing purposes, the company requires approval from town council and the Saskatchewan Ministry of Government Relations.

According to the province, in a “bare-land” condominium complex project, a parcel of land is divided into individually-owned bare-land units. Buildings on each bare-land unit are owned by the individuals. The rest of the parcel around the units is common property.

Town CAO Ash Alam said in his report there is no financial impact to the town from the project.

“This is an application to subdivide the land for a bare-land condo, where they are going to establish two separate common-areas on both sides of the building,” he said. “This application is only in front of council because they want to subdivide this [parcel]… I don’t think the town will have any problem to approve this bare-land condo application.”

Mayor Ames Leslie said the area is already serviced for water and sewer.

He said normally condominiums have one title and one owner. But as this project is for bare-land condos, these four units will be split so each person who owns a condo will have their own title on one of these condos.

“It just puts it into a different tax bracket,” Leslie said. “Instead of taxing the whole building, we [tax] each condo separately. They pay their own water bills; they pay their own sewer bills.”

Coun. David George said it’s good to see more development in Battleford.

“We’re happy to have a new build in town, and it’s in process,” he said.
