Battleford West to see new subdivision offering more affordable housing options

Families looking to purchase a new home that is more affordable for their income in the future will have more options with the proposed new Battleford West subdivision.

Battleford West Properties owner and president Dean Kupchanko said plans are to develop lots for smaller-sized homes in the area to give families more choices.

The project scheduled for 2021 may also include some homes with a suite with a separate access, in case the owner wants to rent it for additional income.

“Someone could rent, as an example, a lower-level suite and have their own access in and out, and have their own parking stall,” Kupchanko said.

Up to a maximum of 62 lots are expected to be developed for the new subdivision, although the project is still in its preliminary planning stages. The site will be located west of 29 Street and Highway 4.

The proposed project development plan still needs to be approved when it is ready.

The Town of Battleford recently passed a bylaw amendment to rezone a portion of the land in the Battleford West subdivision where the site would be located from low-density residential to high-density residential.

Battleford Mayor Ames Leslie said while he couldn’t speak to the specific project details, he said in general it’s always good for residents to have more options.

“The trend has been in the past to new build homes of a larger size, of a higher dollar value that maybe some young families or single parents aren’t able to invest in at certain times in their lives,” he said. “So offering some mid-range homes, some mid-sized homes maybe is available to create some more affordable homes inside the community, which is never a bad thing.”
