Riverview projects making headway

Riverview should be a bustling area in the months ahead if two developers are able to proceed with two new projects in the vicinity of 102 and 103 Streets.

At City of North Battleford’s council meeting Monday, council unanimously approved a discretionary use application for the zoning for a multi-family dwelling development, planned for a future eight-unit apartment complex at 691-103rd St. (formerly the Vida McDonald Building).

“We’re looking forward to seeing the development of a new apartment building in Riverview,” Mayor Ryan Bater said.

He added he believes a recent open house meeting where developers were able to present their ideas to residents was successful in informing the public.

For the other project for a brewery-tavern, council approved a zoning bylaw amendment to define a tavern as a discretionary use development within a zone. But the actual project developers for the brewery-tavern proposed will need to formally apply for a discretionary use for the property at 702-102nd St. to proceed with the work. Council will look at this application at an upcoming meeting.

To satisfy residents, Jennifer Niesink, Director of Planning and Development, suggested the City make a stipulation requiring the site only be used for a brewery-tavern rather than a stand-alone tavern, if the site at 702-102nd St. were ever to change ownership at any time in the future.

Residents has initially been opposed to the project over concerns it might attract rowdy patrons and obstruct parking, but after discussing the site with the developers at the public meeting recently, many people seemed to be more favourable towards the project as long as it remained a brewery, thus reducing their concerns about public safety in the primarily residential area. Developers also presented plans for parking. 

Brewery project developer Brad Taylor said of the success of the open house: “We just had to explain our plan. Most everybody understood it. After we were done explaining it, it felt as though we had a fairly good response.”

The developers will need to come back to council to request approval for a discretionary use for the proposed brewery-tavern business.

For the now approved apartment project, developers are planning to have entry to the suites from outside the building so the complex will be handicap accessible. Parking will be available in front of each unit. The building provides two-bedroom and three-bedroom suites. The developer, Daniel Amero of Arm Properties 2 Ltd., presented plans for the project at the open house meeting for the public.
